Build-to-Rent Communities Grow in Popularity

America has recently imported a concept stemming from across the pond in the UK to pacify housing fears. Build-to-rent (BTR) communities are becoming a common development as the majority of Americans struggle to either afford or find housing.

Around 23% of Americans own property. YouGov conducted a poll that found that 60% of Americans believe the old model whereby 30% of one’s income would equate to affordable housing. That is simply not possible for over a quarter of Americans who spend far more than 30% on their mortgages. Almost half (49%) of renters spend 30% or more on shelter, while 19% spend over half of their take-home pay to the landlord. According to the survey, 46% of homeowners are worried about making their monthly mortgage payments, compared to 69% of renters.

Build-to-rent communities usually mimic a typical suburbia rather than an apartment complex. Amenities and property management is often included, which is why this concept was once reserved for retirees and the aging population. This is a deal for investors who may purchase homes within the development communities. They are usually priced higher than typical rentals as the home is within a more desirable community with stable tenants and a lower turnover. As for the tenants, they are not gaining any equity and are forgoing a valuable asset.

Fixr reported that build-to-rent communities are set to grow within the next two years based on data from the NAHB but will remain somewhat stagnant in 2023 due to massive growth in recent years. Over 119,000 homes using this model were built in 2022, marking a 50% increase from 2018. In the last five years, Charlotte, NC, experienced a 621% uptick in built-to-rent communities, followed by Jacksonville, Florida (353%), Greenville, South Carolina (265%), while Phoenix, Arizona, experienced a 280% uptick.

The younger generation, who want to begin expanding their families but cannot afford to own them, is primarily attracted to these growing complexes that provide the feel of homeownership without the asset. Everyone needs a place to live. Families, especially with young children, do not tend to move around as often with school zoning and other aspects. Homeownership and the traditional American dream of the house with the white picket fence have been transformed.

Mega-Apartment Complexes and massive subdivisions are being built at an alarming rate all around my once rural Southern region. I wonder where all these people are coming from and where in the hell are they gonna’ work to pay the $2,000 per month rent on these units?

Oh yeah , what was once the sleepy little Podunk of the nearest town to where I reside is no longer as they have put in this gigantic apartment / condo / townhome complex up on the hill just on the other side leaving town . I’d sooner live with the old class of fringe dwellers(trailer living alcoholic pillbillies ,leftover hippies and social security disability scammers and so on ) me self than put up with this putrid reverse gentrification turning an old respectable redneck logging outpost into an extension burb /strip mall land that I decided to escape a quarter of a century ago . I fuckin hate it .

Protip: Do not move into those stack and packs [or any home] wrapped in styrofoam insulation.
They are death traps if there is a fire.
Foam exterior insulation is a built in destruction method used on most modern housing.
The mandatory pvc piped sprinklers inside your home will not put out the fire burning the styrofoam insulation from the outside in.

Here in the heartland (ict) they are are building three b.r. 2 bath slab on grade duplexes everywhere and renting them for $1800 a month. And they are all corporate owned

BigMoney — blackrock, et al — were big into this game starting about 4 or 5 years ago — often buying entire subdivisions before the developer even finished building them — and often at premiums of 15% or so.

BigMoney is not our friend …

Slum through mid grade mobile home parks are the best of all. At the slum level you DO NOT G.A.F. who rents a space, they drop the tin can and you’re gonna own a slum land rental soon enough when they get caught up in the dope or lose their job or go to jail or whatever ghetto shit they get into. You foreclose and rent the shack to the next bum.

It costs around ten g to move a trailer so even the mid grade, they ain’t moving when the rent goes up and again, they no pay? You foreclose and rent the shack out yourself.

Very stable income. The best are the elderly parks though, (mid grade), calm, quiet, orderly, no muss, no fuss, often times you buy the mobile from the kids when the elder passes on and rent it out to someone who needs a place in their old age… cuz’ they never bought when they were young.
